The Lake Anna Business Partnership’s 6th Annual Summit, held Monday April 14th over zoom, served to update our community on growth, collaboration, and long-range planning in and around Lake Anna.

Here are the Highlights:

1. Cutalong Clubhouse at Tributor Resort to be Completed by July

Joe Walsh from Cutalong at Tributor Resort shared updates on the evolution of Tributor Resort from a golf-residential neighborhood to a gated resort destination community. The resort’s clubhouse is expected to be completed by early July, with a ribbon-cutting ceremony anticipated in late July or August. Among the amenities: “Stay and Play” cottages (2BR, 2BA), larger 4BR, 4BA villas, a hydrotherapy garden and fitness center, tennis and pickleball courts, walking trails, and a lakeside marina. A new restaurant named Coopers—honoring the historic Ally Cooper mine—will also feature historic photos.

2. Lake Anna Tech Campus Rises on Kentucky Springs Rd

Jordan Tate, AWS Economic Development
Construction is accelerating at the Lake Anna Technology Campus, with steel erection now underway. The project currently employs 200–300 workers daily, a number expected to grow. Amazon and Clarke Construction are already on site. A rotation of food trucks is being explored to integrate local vendors and create community connections.

3. Active Lake Anna Developments Update from Lonnie Carter

Lonnie Carter, Lake Dream Realty
Lonnie Carter highlighted multiple active developments. Rock Island in Louisa is progressing, while three additional properties, including the Hairfield project on the private side of Lake Anna, are in planning. The Hunter Trust project is anticipated to break ground in approximately 18 months. Carter also noted serious interest in expanding healthcare and grocery access, including conversations with a potential grocer off Route 208 near Spotsylvania, separate from Publix.

4. Lake Anna Resort Plans 2026 Groundbreaking

Mike Grossman, Lake Anna PUD Development Team
Mike Grossman reported that Lake Anna Resort, part of the approved Lake Anna PUD, plans to break ground in Q3 of 2026 with an expected delivery in 2027. The resort will include a hotel, waterfront condos, fitness facilities, a lounge, a dog groomer, a pier, a boardwalk, a beach, pool, pavilion, and playground. Condo design is currently underway following 2024 approval.

5. $1M in Funding for Phosphorous Remediation

Harry Looney
Looney shared progress on HAB (harmful algal bloom) remediation, with $500,000 available for use this year and a potential additional $750,000 in state funding. Louisa County released an RFP in January to tackle phosphorus levels in Lake Anna. The effort, supported by the Virginia Department of Environmental Quality, aims to restore healthy water conditions within five years.

6. Lake Safety and Law Enforcement Updates

Ronnie Roberts, Chief Deputy, Louisa County Sheriff’s Office
Representing Sheriff Donnie Lowe, Roberts reported law enforcement plans for the Fourth of July, with officers stationed on both the cold and warm sides of the lake. Notably, since the traffic circle opened, there have been zero crashes. However, three lake-related incidents in 2024 resulted in four fatalities, emphasizing the importance of continued water safety efforts.

7. Fishing Report: Bass Breaking Records

Virginia Department of Wildlife Resources (DWR), John Odenkirk, Fisheries Biologist
Obenkirk delivered exciting news: largemouth bass at Lake Anna are “crushing records,” with phenomenal size structure. Other species such as crappie and catfish are also thriving. Interestingly, experimental “soggy” fish have been spotted even in winter on the hot side near Dyke 3.
“The future’s so bright for fishing at Lake Anna, you have to get those polarized shades on, people.”

8. Fiber Internet for All by 2025

Supervisor Duane Adams, Chairman, Louisa Board of Supervisors
Adams shared that Louisa’s county-wide broadband project—powered by Rappahannock Electric, Central Virginia Electric, Firefly, and Dominion Energy—is on track for completion in 2025. Nearly 80% of the county has already received Firefly installation. The $80 million initiative aims to provide fiber internet access to every home and business in the county.

Amber Smith from iWisp also shared that in addition to continuing to provide fiber to Louisa County, they are expanding into Spotsylvania.

9. Dominion Energy Plans for Future Power Needs

Dominion Energy is experiencing 6.1% annual growth and is working to keep up with demand. In 2024, the utility issued an RFP for SMR (Small Modular Reactor) technology and entered an MOU with AWS to explore collaborative, cost-effective development of nuclear power. The North Anna 1 & 2 units also completed license renewal review in 2024—these reactors serve 450,000 Virginia customers.
