Growth Boom: Lake Anna Sees Major Development Milestones

Lake Anna is experiencing a significant wave of commercial development, marking its second major growth period since 2010. This surge follows the establishment of Lake Anna Plaza, the Food Lion shopping center, and Boardwalk Plaza. Nearly 15 years later, new commercial projects are transforming the area, including a new Roundabout Plaza, Lake Anna Resort, and Technology Campus, just to name a few. Although this is not a comprehensive list, here are nine major commercial developments at Lake Anna:

1. Lake Anna Gateway

The Lake Anna Gateway located directly next to the roundabout at Wares Crossroads was rezoned for commercial development in 2019 and a Louisa County permit was approved in 2021. Since then, the Lake Anna community has been in high anticipation of its development, which boasts a potential grocery store, such as Publix, as well as a gas station, pharmacy, and possible medical facilities. Although the plans for this shopping center have been prepared, a builder is not currently under contract, and no tenants have yet been secured.

2. Roundabout Plaza

Situated southwest of Wares Crossroads between Mansfield and Chopping Roads, Jon and Stephanie Koren’s “Roundabout Plaza” is transforming the land adjacent to the former Lake Anna Tractor site, now Cardinal Home Center. The development will include Lazy Parrot restaurant, an arcade, gym, pickleball courts, and office space. Additionally, a boat and RV storage facility is planned on the 8 acres behind the plaza in cooperation with Doug and Kristin Barmoy. 3. Boardwalk Hotel at Lake Anna

The 34-key Boardwalk Hotel is nearing completion at the Lake Anna Boardwalk, which also hosts Tim’s Restaurant, Moo Thru Ice Cream, Mid Atlantic Water Sports, LKA Watersports and Below Deck restaurant. The Boardwalk Hotel will soon be ready for a soft opening. Learn more about Boardwalk Hotel.

4. Cutalong Community

Cutalong is a master-planned community with 891 residences, including single-family homes, villas, cottages, condominiums, and townhomes. The community will feature the Cutalong Golf Clubhouse, Stay & Play units, and various amenities such as a lakeside marina, pickleball courts, trails, and a fishing pond. 5. Lake Anna Resort

Approved in 2017 and located across from Lake Anna Plaza on the 208 Bridge, Lake Anna Resort’s site plans include condominiums, a hotel, and a restaurant. The project received zoning and CUP approval in January 2023 and aims to enhance local tourism and hospitality.

6. Hotel Lake Anna

Hotel Lake Anna, under the vision of owner Puneet Ahluwalia and architect Dick Dickens of Elk Creek Homes, is set to transform the Lake Anna area into a premier destination. Acquired in 2021, the site has undergone significant transformations, promising to offer a unique blend of luxury, recreation, and community spirit. This comprehensive resort is designed to offer an unparalleled experience for visitors and locals. 7. Lake Anna Technology Campus

Situated on the east line of Kentucky Springs Road (Route 652), East of the intersection of Haley Drive and Kentucky Springs Road, in Louisa County, this 153-acre campus will house up to seven data center buildings. 8. Hairfield Mixed Development

Currently under review with Spotsylvania County, Hairfield would include 238 acres on Courthouse Rd. near High Point Marina, split between the north and south sides of the road. The development includes a residential subdivision planned for 74 single-family homes, as well as a commercial area featuring potential businesses such as a hotel, daycare center, emergency room, hardware store, supermarket, bank, restaurants, a vehicle shop, and a gas station.

9. Marina by Pleasants Landing
