The much-anticipated Roundabout Plaza is set to break ground at the intersection of Chopping Rd and 522 this Summer, targeting a June 1, 2025, opening date. This ambitious project aims to elevate the commercial landscape of the Lake Anna area with a high standard of development.
Back in 2018, Jon and Stephanie Koren acquired the then-named Tractor Hill Equipment, rebranding it as Lake Anna Tractor and Hardware. After expanding and doubling its size, they sold the business, along with six acres of commercial property, to Cardinal Home Center. Following additional sales, the Korens retained 13 acres with plans to create a unique commercial hub.
The Roundabout Plaza, semi-modeled on a smaller scale after Reston Town Center and Short Pump, will feature two one-story buildings, each 12,500 square feet, with a central courtyard. This development is strategically designed to cater to the needs of a growing area while providing a high standard of construction and aesthetics.
“The idea was to create a place where both kids and adults can enjoy, especially on days when the weather isn’t ideal for outdoor activities,” said Koren.
Key tenants already secured include The Lazy Parrot, a family-style sports bar, an arcade, and a bakery and a few offices for rent on a daily basis. Building 1 will feature a gym and indoor pickleball courts designed to be as close to regulation size as possible.
In addition to the main plaza, the Korens along with partners Doug and Kristen Barmoy have purchased an 8-acre property off Chopping Road for boat and RV storage, further enhancing the area’s appeal. This property includes a house and adds significant value to the overall project.
